BRIEF: To find an impressive executive family home with at least five bedrooms and a guest cottage near the chosen school for an American family relocating to SA. Views, finish and security were all top priorities as well as an acre of land and an internal space of at least 600m2.

AREAS DISCUSSED: Space concentrated on Constantia, Bishopscourt and the exclusive area of the southern suburbs Zwaanswyk, next to Tokai forest and overlooking the the equally prestigious Steenberg Golf Estate.

BUDGET: Up to 1 million USD (11million ZAR, but this was increased during the search to 15 million ZAR.)

OPTIONS PROPOSED: Space short-listed a number of modern properties in Constantia, an ultra modern house in Bishopscourt and an immaculate family home in Zwaanswyk.

This area of the southern suburbs is little known by outsiders and has only one access road, so remains somewhat off the beaten track. Many of the properties have some elevation (being situated on the slopes of Ou Kaapse Weg) providing a far reaching view of False Bay and the Hottentot Mountains in the distance. Properties here easily rival with their Constantia neighbours for size, diversity and space, and the area has recently become totally enclosed adding a further level of security to the whole neighbourhood.

The lifestyle in Zwaanswyk has a special character, surrounded by mountains and forest.  Many of the homeowners own and stable horses and have access to the forest and some of the best riding in the Western Cape.  As you enter Zwaanswyk a horse-riding school is visible on the right of Zwaanswyk Road. As a resident of Zwaanswyk, entrance to the forest is free for mountain-biking (in specially designated areas of the forest). Nearby (within 2km) there are excellent shopping facilities and the nearest part of the coast is around 5km away. The drive into central Cape Town (some 20km) would take around 25 minutes if avoiding peak times of day.

This double storey home, which has over 700m2 of internal living space, has five bedrooms, in addition to a totally separate two bedroom cottage with it’s own access, own garden, kitchen and full bathroom. The style is modern and open plan with double volume spaces and plenty of light. Outside there is a large landscaped lawn on over an acre of land with a koi pond, swimming pool and large entertainment patio.

Our client viewed this house on his first trip over to CT and immediately liked it, but Space were still ascertaining which area would be most suitable based on other requirements, so, on his return trip shortly afterwards with his family, we returned to view this home in the context of a very tight shortlist of properties.

Space achieved a reduction of just short of 10% on the asking price of this prestige property.
