BRIEF: To find a house with a rural feel,
within two hours of Cape Town and an hour of the airport.
The Swiss client has many family connections around the
Winelands and was in fact born there, but has spent most
of her life in Europe. Her ideal was to find a home that
she could use for holidays, and eventually use for her
retirement, that would be a complete contrast to her busy
life in the city. The property was to be in excellent
order, with no work required, offering modern, open plan
living for one person with some guests.

rate R2.95 million)
OPTIONS PROPOSED: Stellenbosch and Franschhoek
Short-list: Two properties in Stellenbosch (2.45 million
and 2.75 million); Four properties in Franschhoek (2.4
million to 3.5 million)
We discovered on this search, that properties over the
asking price of 3 million offered a much higher quality
of finish, location and presentation than those under
that threshold. We short-listed two properties over budget
on the understanding that we could get both of them for
a final price of within 5% of the clients budget, which
she agreed to.
We also realised quite quickly that Franschhoek was going
to be a more ideal location in terms of views, safety
for a single person, lifestyle and tranquillity. Although
the idyll of a Cape Dutch house amongst rolling fields
would have given the client many features that she wanted
from her new home, realistically, it was important that
the client was not in an isolated position, leaving the
house unattended for 11 months of the year. Security estates
were not an option, so Franschhoek offered the perfect
alternative.

The chosen house offers modern, open plan living with
a single plus two double ensuite bedrooms, one of which
has it’s own access and could be rented out long
term as it can be closed off from the rest of the house.
It is immaculately presented with stunning views from
the large covered patios and garden. It has a pool and
manageable garden and is within two minutes walk of the
main road within Franschhoek with all of its fabulous
restaurants, coffee shops, cafes and boutique shops.
The asking price for this property was 3.4 million Rands.
Our client paid 3.045 million, giving a saving of almost
10.5%. In a separate deal the client bought the furniture
from the owner at a greatly reduced cost also, meaning
that the house is rentable from date of transfer at a
daily rate during high season of up to 1300 ZAR per day.
