A Place to Retire – Netherlands to Cape Town.


BRIEF: To find a unique “space” for our first Dutch client who would be using the property as a place to retire in 2008. He wanted something which he could describe as “Avantgarde”, an unusual home with a loft or penthouse feel in the city with superlative views. The client had had difficulties trying to buy property in CT and wanted someone to act on his behalf to ensure that the right deal was done – two previous offers had fallen through and he understood that other offers had not been presented to the sellers.

AREAS DISCUSSED: Higgovale, Tamboerskloof, City Bowl, De Waterkant.

BUDGET: Up to 5 million Rand

OPTIONS PROPOSED: Loft spaces, penthouse apartments and executive style homes.

The client provided Space with a very unusual brief which proved quite a challenge. However the short-list was a very varied mixture of options each giving something unique to the client. The second viewing consisted of two homes, the Tamboerskloof option being the chosen property.

This 230m2 three bedroom, minimalist home is situated on the slopes of Signal Hill with views of the city, backing onto mountain reserve with harbour, sea and incredible views of Table Mountain from all of the forward facing windows. Part of the deal was that the planned expansion of the property would be completed to include a further bedroom and enlargened kitchen. It has three bathrooms, a studio apartment (could be used as maids quarters,) a pool on it’s 60m2 deck, jacuzzi and store room, full alarm and security. It forms part of a small, exclusive security estate with homes of a similar calibre and was presented immaculately.

Space negotiated a reduction of 14% on the asking price making the final price within budget.

Update 2008


Space has successfully found a corporate client to rent this property on a one year lease with the possibility of an additional year extension. Space also found a property manager for the house and handled the check-in and inventory for the incoming tenant.
