BRIEF: To find a four bedroom home in
a security estate with great views of either Table Mountain
or a fairway of one of the golf courses. Flow (indoor
to outdoor for entertaining) was a major priority. Location
to be near to Pinelands (family connection).

BUDGET: Up to 4 million ZAR but the client
indicated that, should we find an exceptional property,
he would be prepared to go higher.
Our clients were South African born, living in the UK
for the last 20 years and had family in CT. Their need
was for a house which they could use for extensive holidays
which would be ultra secure and easy to leave vacant as
required. We were contacted only a couple of weeks prior
to their arrival, but having worked with most of the agents
in these areas already, we were able to view/review over
30 properties ranging in price from 2.85 million up to
4.995 million. The latter was a property we viewed for
comparative purposes only but whilst devising the short-list,
we decided it had to go into the mix as we felt it was
an exceptional property. Also, knowing the history of
sales in that area, we felt confident we could get a good
price for the client.
All of the properties we viewed in the different price brackets
were the best in their class. We showed the client 8 properties
of which six were in Atlantic Beach and just two in Sunset
Links. It was the property priced at 4.995 million which
most appealed to our client who had said that he would look
at property over 4 million if it offered something special.
Proximity to the beach was better than anything else we
had on the short-list (the house is just one row back from
Sunset Beach); internal/external flow was excellent –
and the owner had thought of everything – even outdoor
lighting and power points for plasma screens; plenty of
entertaining decks outside with magnificent views of the
sea and Table Mountain from the large first floor terrace
and the roof terrace; a good sized pool, a jacuzzi pool
and a Koi pond; designer kitchen with top end appliances
and probably one of the best bathrooms we have ever seen!
The house was modern, spacious and full of light with an
exceptional standard of finish offering excellent value
at the final negotiated price of 4,550,000 ZAR, saving a
huge 445,000.
We have also worked with this client to get a great mortgage
deal, foreign exchange for his deposit and costs and recommendations
on places to buy furniture. The option of letting this property
at a high season DAILY rate of over 4,000 ZAR means that
we will also be assisting this client to find holiday makers
for any free weeks on short-term holiday lets.
