BRIEF: To relocate a family who wanted
to move from London to start a new business in
Cape Town. The property brief was for the following:
four bedrooms, a swimming pool and sea views with a decent
sized garden for the children.
AREAS DISCUSSED: Southern Penninsula
(Noordhoek), Southern Suburbs, Tamboerskloof and Hout
Bay.
BUDGET: Up to £250k including all purchasing
costs for the house purchase.
AREAS CONSIDERED: All - commute and community
atmosphere plus proximity to the beach led to the final
choice of Hout Bay where there is a good selection of
both property and schools within a twenty five minute
drive to central Cape Town.
Our clients had fallen in love with Cape Town following
a wedding in Camps Bay a few months earlier. Having spotted
the opportunity for a business venture in the restaurant
industry, they decided to move here and contacted Space
six months before their arrival. Their brief was for a
full relocation including immigration assistance to obtain
a business permit and residency for the whole family,
finding a school and a nursery for their children aged
3 & 5, finding a home to buy which matched their criteria
(without them knowing which suburb to aim for) and a rental
property for three months whilst the legalities of their
purchase were being finalized.
In the process of their relocation, we considered four
different areas with the client and once Hout Bay was
finalized, we reviewed over sixty five properties and
viewed over forty in the month and a half leading up to
their preview trip. Their dream home was over-priced and
the owners would not sell at a compromised price point,
so Space started working on the brief for a second time,
preparing the client for the possibility of returning
to Cape Town before their main move. However, at the eleventh
hour, Space managed to broker an agreed price point between
the two parties as it became obvious that no other property
offered them the living space nor the style they wanted
in that area.
The family purchased a four bedroom family home with double
volume dining/formal lounge, a second lounge/TV room for
the children, a study, open plan modern kitchen and fantastic
covered patio area, perfect for BBQ's and outdoor entertaining.
With an exchange rate 11.57 ZAR/GBP£, the total
cost for this house including the 8% transfer duty and
solicitor costs was £249,733.
Their two children are enrolled into the chosen schools
and their rental property was available for their arrival.
Space assisted with their mortgage deal, achieving an
excellent prime less 2%; their currency exchange, collection
from the airport, car hire, settling in (utilities, domestic
help, bank account, insurance) and a welcome pack for
their first day.
