BRIEF: Minimum four bedroom, lock-up-and-go style, modern property. The home needed to have additional space for a live-in worker/maid, a swimming pool and sea views. This family were keen for a home that felt like they were overseas - and not back in the UK! Style ideally to be open plan with big rooms and good entertaining space.
AREA: Llandudno (first choice) or one of the security estates in Hout Bay.
BUDGET: 4 - 6 million ZAR
OPTIONS PROPOSED: Two properties in Ruyteplaats Estate and one in Tierboskloof Estate; all in Hout Bay; Three properties in Llandudno. Properties ranged from a six bedroom 500m² house on large grounds in Hout Bay for 4.9 million up to a 4 bedroom designer home in Llandudno priced at 8.5 million.
The client's heart was always in Llandudno, although it was key to manage expectations as there were few properties in Llandudno which were worth considering within their price bracket. It was agreed that we would look at exceptional properties in Llandudno over budget and they would decide on review whether they wanted to exceed their budget at that time. However, from early on, it was obvious that a six bedroom house we found in Llandudno, a stone's throw from the beach (ideal for their two children aged 10 and 8) was always going to score highly for them. It gave them the bedrooms they needed, the chance to stamp their own mark on the property as the client was keen to update some of the fittings; plus proximity and location they were adamant about (3 minutes walk to the beach) - all within budget.
Alternative options in Llandudno were either much more expensive or needed an excessive amount of work.
The house is also in a prime location for rental and an expected rental return during the summer is around R25,000 per month (long term lease) or a daily rate of up to R4,000 during peak season. This will assist in running costs whilst the new owners are overseas. A saving of 150,000 rand was made on the asking price.
