Holiday Home – Fresnaye.


BRIEF: A returning client contacted us with a very specific brief for a second property here in CT. The style had to be modern and minimalistic, 3 bedrooms, low maintenance with no garden, a pool and a superb sea view.

AREA: Camps Bay, Mouille Point, Fresnaye and Bantry Bay. All on the Atlantic Seaboard.

BUDGET: Initially 10 million, with the flexibility of going higher.

OPTIONS PROPOSED: : In this price bracket there were a number of houses on the market in early 2011 which matched the brief, but the sea view varied enormously, so it actually took three months to finalise a shortlist that was good enough to present based on this brief.

 

We also found that sellers were asking for too much money and some estate agents were overvaluing such properties, part of our brief is to ensure that our clients do not overpay for property so we rejected most of the properties on this basis.

Having considered a number of properties under budget, it was clear that to achieve his objective, the client would need to spend more for his dream holiday home where he hopes to spend some of his retirement in the future.

The chosen house, in the exclusive sea front suburb of Fresnaye, has an incredibly high standard of finish. So many properties along the Atlantic Seaboard have stunning positions but the quality of the interior is often a big disappointment. As soon as the clients walked into the house they loved it. Not only was it decorated beautifully but the sea view from all the main living areas and all of the bedrooms was the best on the shortlist.

Measuring just over 400 m2, the house has four full bedrooms all with their own balconies a separate office/gym, open plan living and dining areas, a whole entertainment floor, a full basement level converted into a walk in wine-cellar an infinity pool and wide, expansive covered decks with full, unobstructed sea-views. The feel is ultra modern luxury with a minimalist twist.

With a price tag of 16.9 million ZAR, SPACE spent almost 2 months negotiating a deal which included buying selected items of furniture. The final net price agreed was 14.3 million ZAR giving a saving of 16.5% on the original asking price.
