BRIEF: Our South African/New Zealand client contacted us in early 2009 with the objective of buying a home they could use for regular vacations somewhere in Cape Town. After some discussion, it was agreed that the area that would meet their needs would undoubtedly be the leafy, semi rural suburb of Constantia, where homes are spacious, on large plots often in excess of a quarter of an acre with mountain views. Constantia is an affluent suburb and as the “birthplace of the wine farming industry in South Africa”, offers world famous vineyards including Groot Constantia, Buitenverwachting, Steenberg and Klein Constantia, with some world class cuisine in their restaurants to match. With it’s abundance of bridal paths and plenty of green belt land, it gives idyllic, relaxed living with great proximity to all the major hotspots of Cape Town.
AREAS: Constantia, (Upper, Lower and Rural)
BUDGET: Between 4 and 5 million ZAR
OPTIONS PROPOSED: After a long search of over 6 weeks we proposed a shortlist of 9 properties offering a diverse selection of the very best property available which most closely matched our client’s requirements. The chosen house was a very late addition to the shortlist. Space felt that this home offered everything the clients were looking for and had no hesitation in recommending a last minute viewing..
This five bedroom, single storey home has been beautifully renovated to a very high standard. The living space is modern in feel and totally open plan with two lounge/reception areas, a dining area and a very contemporary kitchen. It gives 350m2 of living space (approximately 3,500 ft2) on a plot of 850m2. Double doors from all the main rooms open onto the stoep and overlook the garden and pool.

Situated in lower Constantia, the house is within 5 minutes drive to two shopping malls and even closer to the main road into Cape Town which would take less than 20 minutes by car. The nearest beaches, either Hout Bay or Muizenberg are both also within 20 minutes drive.
Final negotiated price was 3.9 million ZAR, well under their budget of 4-5 million ZAR.
