BRIEF: : To find a home with superlative
sea views in the best parts of the Atlantic Seaboard that
would be used solely as a get-away retreat in the South
African summer by it’s British/South African owners.
Style to be ultra modern and no major work to be required.

extensive sea views in Clifton, Bantry and Upper Fresnaye
as well as Higgovale as an alternative.
Shortly after being briefed by this client, he approached
us to get our input on a property he had already found
in the Fresnaye area but wanted peace of mind by getting
an impartial second opinion. Due diligence showed that
the house in question was about to lose most of it’s
view due to a three storey construction immediately in
front and that there was quite a big damp problem. In
addition, the finishes on this property for this price
bracket were well below par.
Property at this level is surprisingly in short supply,
and we had to go through many contacts rather than some
of the more usual sources to find the quality of property
that would be good enough for the short-list
The week leading up to the clients’ arrival saw
the sale of two of the short-listed homes. The remaining
shortlist included a brand new town-house within walking
distance of Camps Bay (but without the wind); a property
of over 600m2 that needed a small amount of work done
but which offered incredible value just within budget;
a family home which was half renovated in Higgovale (and
which the developer owner would complete with input from
the new owner); and a new development in upper Higgovale
where the finishes were yet to be decided.
It was however the home in Bantry which stole the show.
Slightly over budget at R13.8 million, Space managed to
negotiate a final price tag of 12.75 million Rands. The
views from this home are undoubtedly the most impressive
we have seen in any house we have viewed in any part of
Cape Town. To the right, over Bantry Bay itself and to
the left as far as Hout Bay/Llandudno coastline. This
modern house was presented immaculately with the emphasis
on indoor/outdoor living. All the living space flows onto
an all-white terrace surrounding a glistening blue pool.
Even the master bedroom has it’s own balcony with
equally amazing views.
One key piece of information, which was not forthcoming,
was the possibility of the view being obscured. Space
worked incessantly consulting both town planners and lawyers
to get as definitive an answer as possible on the rights
of the neighbours to impact the view of this house by
building. Ultimately, we were able to give the client
an informed opinion on the risk and they are now the proud
owners of this designer “pad” in beautiful
Bantry.
